VOTING FOR HOMEOWNERSHIP

American voters feel strongly about homeownership and would oppose most policies that would make it more difficult to own a home, according to a recent survey conducted on behalf of the National Association of Home Builders by Republican and Democratic polling firms of Public Opinion Strategies in Alexandria, Va., and Lake Research Partners in Washington, D.C.

Three-fourths of voters, both owners and renters, believe it is reasonable and appropriate for the federal government to provide tax incentives to promote homeownership. That sentiment cuts across party lines, with 84 percent of Democrats, 71 percent of Republications and 71 percent of Independents agreeing with this statement. Two-thirds of respondents believe the federal government should assist homebuyers so they can afford a long-term or 30-year fixed-rate mortgage.

Further, 73 percent of voters oppose eliminating the mortgage interest deduction, a sentiment shared across party lines — 77 percent Republicans, 71 percent Democrats and 71 percent Independents. More than two-thirds of voters (68 percent) say they would be less likely to vote for a congressional candidate who favored abolishing the deduction.

The survey also finds that a majority of voters oppose several other proposals affecting homeownership including: reducing the mortgage interest deduction; eliminating the deduction for interest paid for a second home; limiting the deduction for those earning more than $250,000 per year; reducing the deduction for homeowners with mortgages higher than $500,000; and eliminating the deduction for interest paid on home-equity loans.

Looking for a cost-effective way to increase security in your home and save energy at the same time? You could put some of the lamps in your house on a timer — or you could consider wireless lighting.

According to Frontdoor.com, wireless lighting enables you to replace switches in your home with receivers that respond to radio frequency signals from remote controls. It might sound complicated, but it’s fairly simple: Disconnect the manual switches and replace them with dimmers. Freestanding lamps that must be plugged into an outlet can be plugged into wireless receptors connected to the outlet. You can even program one remote to operate multiple lights throughout your house, no matter the size.

Aside from the ability to turn off a light downstairs when you’re already upstairs or turn on a light from anywhere in your home if you hear a suspicious noise, the main benefit of installing a wireless lighting system is reducing electricity and energy consumption. You can connect the system to a timer to set lights to turn on and off at specific times.

Wireless systems can range in price, from as little as $30 for a starter kit to hundreds of dollars to equip your entire home. Before installation, talk to a certified electrician to ensure the kit you purchase is the best for your home.

If you’re looking to make some upgrades to your home this year, be sure to think about what makes sense for your lifestyle as well as what will offer the best return on investment. Start by checking out the results of Remodeling magazine’s latest Cost vs. Value report.

If you have an attic, you could be using it for much more than just storing holiday decorations and boxes of mementos. According to the report, converting part of the attic into an extra bedroom — which, on average, costs just over $50,000 — can recoup 72 percent of the cost when the home is sold. On the other hand, the addition of a deluxe master suite (an average cost of $230,000) will only recoup just over half of the investment.

If you’ve been thinking about sprucing up your outdoor space, now might be the time to invest in a new backyard deck; at an average cost of just over $10,000, this investment will recoup nearly 70 percent, the report says. When considering deck materials, choose wood over composite — it will recoup nearly 10 percent more on your investment.

Making over your garage can also be a good idea — replacing a garage door, which costs less than $2,000, recoups just over 70 percent of the total cost. But if your home is up for sale without a garage, it’s best to leave it alone. The addition of a garage costs about $58,000 and only recoups about 57 percent during resale.

Some other minor projects that might be worth the investment include replacing windows with insulated vinyl or wood models (the cost, between $7,600 and just over $8,000, is recouped by almost 70 percent), and remodeling the bathroom (cost is about $16,000 and the cost recouped is about 62 percent).

have damaged the surface, and the first big
rainstorm, left unchecked, could cause significant
problems. Replace shingles as needed.

If your fireplace got a workout during
the winter months, give it a clean sweep.
Call in the experts to inspect and clean
creosote buildup.

Summer

Walk around your house to check for
unsealed spots where squirrels or mice
could sneak in. Look carefully for termites
or ants, too. Inside, check your attic
and make sure egress points are sealed
tightly.

DESIGN TRENDS FOR 2012

If you’re considering repainting your home in the New Year, look to the great outdoors for inspiration. The color experts at the Paint Quality Institute (PQI) say paint color trends for 2012 will draw upon the natural colors in the American landscape, such as native plants, flowers, rocks and minerals, and the ocean.

Blues will continue to be popular in 2012, says Debbie Zimmer, color expert at PQI. Whether choosing sparkling sea-glass blue or colonial blue-gray, blues are suitable for all living spaces because they are a soothing color that everyone seems to love.

Greens, from sage to forest green, allow homeowners to bring part of the outside world inside. Dining rooms and kitchens are natural spots for different shades of “in-vogue” green, but the color works well in family rooms and bedrooms too.

Violet, inspired by the majestic purple mountains in the West, brings a harmonious combination of patriotic blue and red to the home’s interior.

Violet can add punch to any room when used as an accent color or be the dominant color in a bedroom.

Also new for 2012 is patterned paint, which can be the focal point in a room, or provide a subtle, textural backdrop to fine furnishings and artwork. For a sleek, stylish look, try classic black and white, which is popular in kitchen designs. Home exteriors are also moving to a more monochromatic palette in 2012. For example, shutters will be painted a shade or two darker than the siding.

Despite the new colors and trends for 2012, Zimmer says one thing will remain the same. “Top quality 100 percent acrylic latex paint will provide the best performance and the best value to budget-conscious homeowners,” she says.

Homeownership is a goal for many, whether they are aspiring first-time homebuyers, in the market for a second home or have their sights on an investment property. Whichever your goal, here is some information to help you along the way.

First-Time Homeownership:
81% of homeowners and 67% of renters polled feel that homeownership is the best investment they can make. In addition to having a place of your own, homeownership allows you to build equity.

Investment Property: Many people purchase investment properties with the intention of augmenting their incomes with the proceeds from rent. These properties may round out a growing investment portfolio or provide a second income to owners.

Vacation Home: If you’ve always dreamed of having a vacation home, you may be in luck. Home prices in many vacation hot spots have fallen. While buying property is a good long-term investment, the potential return isn’t the primary reason for buying a second home. Nearly 80% of second-home buyers purchased their home to live in and enjoy, not in hopes of making a substantial profit from investment.

Most home buyers begin their search for a new home on the Internet and then contact a REALTOR® to assist them, according to the 2011 National Association of REALTORS® Profile of Home Buyers and Sellers. Homebuyers use a wide variety of resources to search for a home: 88 percent use the Internet, 87 percent work with a real estate agent, 55 percent follow up on yard signs, 45 percent attend open houses and 30 percent browse newspaper ads.

Four out of 10 homebuyers say they first learned about the home they eventually bought from the Internet while 35 percent learned about it from a real estate agent, 11 percent from a yard sign or open house, and 6 percent from a friend or family member.

Neighborhood quality is the most important factor in choosing where to live, cited by 67 percent of buyers followed by the neighborhood’s proximity to jobs (49 percent), overall affordability (45 percent), and convenience to family and friends (39 percent). Neighborhood design, convenience to shopping, schools, and area amenities and entertainment are also important, while commuting costs continue to factor into buyers’ choice of location, according to the survey.

Despite the difficulties in the housing market in recent years, most buyers still believe in the long-term value of homeownership. Nearly eight out of 10 homebuyers say their home is a good investment, and 45 percent believe it’s a better value than owning stocks.

Selling your home during the holidays is tricky for a host of reasons. It’s not a popular home-buying time; homeowners often host out-of-town guests, which makes it difficult to schedule showings; and agents and would-be buyers are busier than usual. But it is possible to make a sale during the yuletide months. Consider these tips from HGTV.

Keep decorations to a minimum. No matter your religious affiliation, it’s best not to show it off to potential buyers, who may not share the same views. If you have wrapped presents, consider putting them in a corner, away from view. If you must deck the halls, give in to your decorating urges with more neutral wintry pieces. Consider pinecones or snowflakes instead of garlands and colored lights.

Try not to plan open houses on or around Hanukah, Christmas or New Year’s Eve and New Year’s Day. When you do host an open house, make your home feel warm and inviting: Consider placing cookies and holiday-neutral drinks, such as hot chocolate or apple cider, out on a table for guests to take.

And finally, be sure your agent will be available during the holidays. Discuss up front whether he or she will be in town, on call or will have limited hours.

Consider ways to protect your belongings — and your confidential information — with these ideas from About.com.

Go through your drawers and cabinets before others do. Potential buyers have reason to open and pull on them to determine how stable fixtures are, and it’s easy to glimpse personal letters and bills tucked innocuously away in drawers. Remove prescription medication from bathroom cabinets, too.

Your home should read like a clean slate, one that anyone could live in, so be sure to remove diplomas, wedding photos and other personal items from walls and tables. This protects your identity by keeping your name, college or church affiliation undisclosed, and gives buyers a blank canvas.

Shut down your computer. Professional hackers can gain a massive amount of personal information in a short period of time if left alone with a computer, so be proactive. If you still have an answering machine, consider turning it off so that buyers don’t hear personal messages or companies calling the home.

For most homeowners,
cleaning the gutters is near the bottom of the proverbial to-do list. But keeping your gutters clean can really save you a lot of headaches; overflowing gutters can damage roofs and wreak havoc on your
foundation.

Keeping the water flowing properly isn’t as big a deal as you might think. And if you clean your gutters every six months, you’ll save yourself time and money.

According to www.hgtv.com, you can tell
if a gutter needs cleaning by looking up at
the gutter’s top, outside rim. If it is
discolored, there’s a buildup
and water is not flowing as it
should.

• To clean the gutters, use
a ladder. Make sure to be
safe and cautious around
power lines. If you feel
unsafe or uncomfortable,
hire a professional.

• There are several ways
to clean gutters. One is
to simply put on a pair
of gloves and dig the
debris out by hand and
rinse it with your hose.
Or you can use barbeque
tongs or make a scoop by
cutting a plastic, two-liter
soda bottle.

• To dispose of the debris, hang a
bucket on the ladder with a bungee
cord or lay a tarp on the ground to
catch the falling debris. When you’re
done, just roll up the tarp and empty it into

USE HEAT SOURCES WISELY

In response to rising energy costs, some homeowners are using alternate sources to heat their homes. While wood-burning stoves, space heaters and fireplaces are popular options, especially in colder climates, they can be fire hazards.

Wood stoves made of plate steel or cast iron are best. Use only seasoned wood for fuel, and avoid green wood, artificial logs or trash. Inspect and clean the pipes and chimneys annually, and check monthly for damage and obstructions. Keep combustible objects at least three feet away from the stove.

Space heaters that feature the Underwriter Laboratory certification are recommended. Use a heater with a thermostat control mechanism that can switch off automatically if the heater falls over. Don’t dry clothes or store objects on top of the heater. Like wood stoves, keep combustibles at least three feet away. Always unplug the device when it is not in use.

Clean fireplaces frequently to prevent creosote from building up in the chimney. Also inspect the chimneys for obstructions or cracks. Never burn trash, paper or green wood, which can cause heavy creosote buildup. Don’t wear loose-fitting clothes near open flames, and make sure the fire is completely out before leaving the house or going to bed.

Finally, make sure smoke detectors are working properly, and replace batteries every six months.

Is Your Home Ready for Winter?

The change of seasons signals a time to prepare your home for winter, no matter what climate you call home. Taking the following steps now can not only save money, but provide added warmth and peace of mind.

Clean the gutters. Remove leaves and other debris from the gutters using your hand, a scraper or spatula, then rinse down with a hose. Also check that the downspouts are carrying water away from the house’s foundation, where it could cause flooding or water damage.

Seal the leaks. If your home feels drafty, cold air may be seeping in from around the window and door frames, electrical outlets and recessed lighting. Apply caulk around these areas, and use door sweeps to close spaces under exterior doors.

Test smoke detectors. Make sure smoke detectors operate properly and replace the batteries, if needed. Also invest in a carbon monoxide detector, and make sure the fire extinguisher works.

Take care of windows. In colder climates, remove window screens and put up storm windows, which will add warmth and protect your home from the elements. If you don’t have storm windows and the windows are leaky or drafty, consider updating to more efficient ones. Or for a low-cost solution, use a window insulator kit to keep out cold air.

Inspect the chimney. Before using the fireplace, have the chimney inspected for creosote buildup, and if needed, cleaned. When the fireplace is not in use, keep the chimney damper closed to keep out cold air.

Add insulation. Most homes in the U.S. need a minimum of 12 inches of insulation in the attic regardless of the climate.

Check the furnace. Before the coldest temperatures set in, turn on your furnace to make sure it’s working properly. Check the filters monthly and change them if they are dirty. A dirty filter impedes air flow and could cause a fire in extreme circumstances.

Fight the Flu Bug

According to the Centers for Disease Control and Prevention (CDC), an estimated 5 percent to 20 percent of the U.S. population gets the flu each year, and more than 200,000 people are hospitalized with flu-related complications. The first and most important step in protecting against the flu is a yearly flu vaccine. The 2011-2012 vaccine will protect against all three strains of flu viruses expected to circulate this season, the CDC says.

Vaccinations are especially important for populations that are at risk, including children, pregnant women, people over age 65, and people with chronic health conditions, such as asthma, diabetes or heart and lung disease. Children under the age of six months are also at risk but are too young to be vaccinated, so people who care for them should be vaccinated instead.

Germs spread from person to person through coughing, sneezing or other close contact. Infected individuals can infect others beginning one day before their symptoms develop and up to five to seven days after becoming sick. To minimize the spread of germs, cover the nose and mouth with a tissue when sneezing or coughing, and immediately toss it into the trash. Wash hands often with soap and water, or use an alcohol-based hand rub if soap and water isn’t available. Avoid touching the eyes, nose or mouth, where germs are most likely to spread, and avoid close contact with those who are sick.

Once symptoms occur, prescription antiviral drugs can help decrease the symptoms and shorten the duration. Experts suggest that infected individuals should stay home for at least 24 hours after the fever is gone (without the use of fever-reducing medicine).

The best course of action is prevention. Get plenty of rest, eat properly, drink lots of fluids, manage stress and stay physically active. Practicing healthy habits can beat the flu before it starts.

Germ Hot Spots

The kitchen may be a popular place for families to get together to prepare and enjoy their meals, but a recent study by NSF International finds that it may also be the “germiest” room in the home. That’s because coliform bacteria can be found on many household surfaces in the kitchen, including dish sponges and rags, kitchen sinks, countertops and cutting boards. The sources of coliform can be traced to food items, such as unwashed produce, raw meat and poultry. The bacteria also can be brought in through improperly washed hands or through contact with household pets, including pet toys and dishes.

Dish sponges are the top hot spot for germs, according to the study. “Sponges pick up bacteria during the cleaning process and are typically not properly – or regularly – sanitized before their next use,” explains Dr. Rob Donofrio, Director of Microbiology at NSF International. “Additionally, sponges are often wet and left in damp areas in or near the sink, providing optimal conditions for germ growth. They also have many nooks and crannies which can be great places for germs to multiply.”

To clean, place wet sponges in the microwave for two minutes every day and replace every two weeks or more as needed. Or better yet, use dishcloths, towels or rags, which can be sanitized by washing them in hot water with bleach. Replace dishcloths every one or two days.

Another hot spot for germs -- the kitchen sink – should be washed and disinfected at least once or twice a week with a disinfecting cleanser. Sanitize kitchen drains and disposals monthly by pouring a solution of one teaspoon household bleach in one quart of water down the drain. Wash kitchen sink strainers in the dishwasher weekly.

Knowing where the germ hot spots are in your home and taking steps to clean and sanitize them properly will help protect you and your family from harmful bacteria.

Get Organized for a Stress-Free Move

Summer is a prime moving season for many families, especially those with young children who want to settle in their new home before the school year starts. Experts at Move.com offer several tips for making your move a seamless and stress-free experience.

1. When hiring professional movers, get written estimates from at least three licensed companies. For a few extra dollars, consider buying moving insurance. Investing in full value protection means any lost or damaged articles will be repaired or replaced.

2. Take photos of every room in the new home while they are vacant. Then write down every item from your current home and which room those items will go before you begin packing them.

3. Begin packing early, even if it’s one room or one cabinet at a time. Toss or donate any items you don’t need. And remember to fill out change-of-address notices and schedule utilities ahead of time.

4. If you have children or pets, consider hiring a sitter or daycare for moving day, or find a safe place for them so they’re not underfoot.

5. When breaking down larger items, like shelving units, into smaller pieces, put the screws, washers and other small components in a sealed baggie and label it clearly. Keep all baggies with small parts in one box and carry it with you on moving day.

6. Take pictures of electronic hook-ups for TVs, DVRs, home theater systems and computers before unplugging them. Print out the pictures and label them in detail, so you will be able to set up the systems properly once you are in the new home. Also keep all loose wires in separate baggies or boxes that are clearly labeled.

7. Dispose of any household products you no longer use, such as paints, pesticides and detergents. Contact the city’s waste disposal department for guidelines on how to dispose of them safely. For items that you plan to take with you, like laundry detergent or cleaning products, pack them in a small box within a larger box to protect against leaks and seal the boxes securely.

Could your kitchen use a facelift? According to Remodeling magazine’s latest Cost vs. Value Report, the average minor kitchen remodel costs $21,695. And considering the amount of time people spend in their kitchens, it could be well worth the investment: Homeowners typically recoup about 73 percent of the cost, according to the report.

If you’re hiring contractors to do the work, make sure you do your research. Estimate how much the down payment will be (usually about a quarter of the total project cost) and be sure to discuss a schedule for the payments. Walk through and make a list of what (if anything) in the kitchen won’t be replaced during the remodel. Keep in mind that you can save thousands if your remodel allows you to keep existing wiring and plumbing in place. Still, unexpected costs do pop up, so experts recommend keeping about 20 percent more cash on hand to cover unforeseen cost overruns.

When it comes to the details, costs can certainly add up. But there are ways to get the luxe look for less. Kitchen counter materials range in price, from a top-of-the-line expensive granite surface to a wallet-friendly durable quartz countertop that has the look and feel of granite. If you do go for a luxurious countertop, consider installing a less expensive backsplash (beadboard, DIY mosaic tiles, or faux pressed tin are some options). Refacing cabinets, painting them or just replacing the knobs for a fresh look might be a more viable option than replacing the entire set.

Whether you are preparing your home for sale or simply want to spruce up your house for the summer, the experts at the Paint Quality Institute (www.paintquality.com) suggest following several simple rules to make the exterior of your home look its best.

First, prepare the surface properly. Use a long-handled brush and soap and water to scrub the surface, then use a scraper or wire brush to remove any loose, flaky or peeling paint. Sand down any rough edges and brush off any remaining dust and particles left behind.

Use top quality paint for your project. For most wood and other exterior surfaces, 100 percent acrylic latex works best because it provides a thicker, more durable film and easily conceals old paint color. And since acrylic latex lasts up to 10 years or longer, you won’t have to repaint unless you decide to change the color scheme.

Using quality brushes and equipment for the project will make the job easier and produce a more even coat and color. When working with latex paints, use brushes with synthetic bristles, ideally polyester. Brushes should be springy and well-balanced, with multiple lengths of split bristles packed tightly in a three-quarter to one-inch thickness on a standard four-inch brush.

You should also take care to paint in the right weather conditions. Choose a day with mild temperatures, ideally above 50 degrees Fahrenheit, and when the winds are light. If you must paint on a warm day, work on the shady side of the house.

With a little common sense and self-discipline, you’ll reward yourself with a beautiful, professional-looking paint job that will last for years.

Grill Master

Few things are better than a barbecue on a warm, sunny day. Keep those burgers and hot dogs coming by keeping your grill in tip-top shape.

The National Barbecue Association recommends that you always start with a clean grill. Break up tough charred food and ashes from the last barbeque session with a metal-bristle brush or a steel wool pad. If the food is still difficult to remove, consider closing the grill’s lid and cook on “high” for an additional five or 10 minutes. The grill residue will turn to ash, which is easier to clean off.

To prevent food or ash residue in the future, lightly coat the grill grate with vegetable oil. Two things to keep in mind: always apply oils with the grill off, and never spray directly into an open flame. Another simple approach is to rub down the grates using tongs with a paper towel dipped in oil for an even application. While cooking, try to avoid using sugar- or tomato-based sauces until the last 15 to 20 minutes of grilling time; they tend to cause meats to char.

Growing an indoor herb garden is a simple way to fill your home with color and fresh aromas while adding flavor to cooking and reducing grocery bills. And growing an indoor herb garden is easier than you think. All you need is natural light, water soil and nutrients.

There are many herbs to choose from, such as basil, dill, oregano, cilantro, rosemary and thyme. Before choosing your plants, the National Gardening Association suggests that you consider how much natural light you get in your home. Herbs need a lot of sunlight, at least five to six hours a day, so windows that face south or west will provide the best sources of light. If your home doesn’t get a lot of natural light, or you live in a colder, cloudy climate, keep the plants under a fluorescent light year-round.

Once you’ve selected the herbs, either plant seeds in a container or buy small starter plants from a local nursery. Use containers with holes at the bottom to drain the excess water. Provide enough water to keep the plants moist, but not soggy. Some herbs can be planted together in one larger container, but consider their needs first. For example, basil prefers warmth and more moisture, while rosemary needs to dry out between soakings and prefer cooler temperatures.

If a plant becomes wilted, check the soil for dryness. If there are pests, move the plant to another area and spray the foliage with a soap solution every five days until the pests are gone. Whether or not you’re getting ready to list your home for sale, maintaining your home’s curb appeal is important. To make your home’s exterior shine, think about following the same decluttering and staging principles you would use to spruce up the interior.

Get an outsider’s view. Take a walk across the street to get an overall first impression of your property. Is the lawn unkempt? Are the hedges unruly? Rev up the lawn mower and trimmer; if you’re short on time, consider hiring a gardening service to do an overall clean-up and be sure to keep up with regular maintenance. Assess the windows — are they cracked or dingy? Repair any cracks or dings on the panes and sills and make them shine with a thorough cleaning.

Color coordinate. Consider planting or adding to a garden with bright florals and, at maximum, one or two decorative pieces (iron statues, gazing balls, etc.), depending on garden size. If it’s in the budget, rejuvenate your home with a new paint color — perhaps one to match the season, with a cool pale blue for winter or pale yellow for a warm, spring look. If you can’t revamp your entire exterior, consider repainting the front door to make it stand out, and replace existing hardware such as doorknobs or locks for a new feel.

Websites like Zillow.com claim to provide estimates of what your home is worth, and while this estimate might be somewhat accurate, the only way to get a true assessment of the value of your home is to have an appraisal done by a certified third-party professional. There are a few situations where an appraisal is mandated, such as when you’re buying and selling a home, refinancing or applying for a loan using real estate as security.

The appraiser’s report can help determine a selling price, and it can provide owners with information about problems that are devaluing the home’s worth and give insight about worthwhile fixes. Appraisals are usually conducted after an offer has been made or to determine the initial value of a home as part of the selling process. Keep in mind that to approve a loan, banks typically require an appraisal using their preferred appraisers to ensure the most accurate
assessment, even if you’ve already had one done by another party.

The appraisal offers side-by-side comparisons of the home, along with three similar properties and an evaluation of the overall real estate market in the area. The appraisal will also note flaws in the property, such as a crumbling foundation, and offer specific dimensions pertaining to the home, such as the square footage and the size/number of rooms.

The appraiser will also research the area’s costs of labor and local building costs to determine how much it would cost to erect a similar property in the present economic climate. Things such as the home’s location and nearby amenities are taken into account to increase or decrease the value of the home — for instance, proximity to a school zone or within a neighborhood might be an increase, while being situated near a busy highway or isolated from the community could be a decrease. These factors, among others, will be used to estimate an approximate time frame for selling the home, which is also included in the appraisal.

FIGHT PHONE BILL CRAMMING

Have you taken a close look at your phone bill lately? It’s possible that unauthorized phone charges are slipping onto your billing statement unnoticed. According to the Federal Communications Commission, phone bill cramming — the practice of placing unauthorized, misleading, or deceptive charges on a telephone bill — is rising. Crammers rely on confusing telephone bills to trick consumers into paying for services they did not authorize or receive, or that cost more than consumers were told.

Cramming can come from a number of sources, such as subscription services for “free” ringtones or joke of the day that are billed every month. Or consumers might have signed up for a “free” trial service or entered a sweepstakes. The charges may appear on the statement labeled as service fees, calling plan, membership, mail server or voicemail, which makes the charges tougher to pick out.

To fight phone bill cramming, the Better Business Bureau suggests reviewing all monthly billing statements for any unauthorized charges. If there are any discrepancies, contact the telephone provider or the business itself to ask about the charge. Follow up with an e-mail or letter sent by certified mail with a return receipt and keep a copy of the bill and correspondence for your files.
Finally, file a complaint with the Federal Trade Commission or with your state Attorney General’s office, even if a refund was issued. Include the names of all the companies involved, not just the phone company. Also ask the telephone provider to restrict third-party billing on your account. That may be the most effective way of keeping crammers at bay.

POSITIVE SIGNS FOR HOMEOWNERSHIP

U.S. homeowners remain upbeat about homeownership, and many renters are warming up to the idea of owning their own homes, according to a recent survey by the NATIONAL ASSOCIATION OF REALTORS® (NAR) conducted by Harris Interactive. A large majority of homeowners (87 percent) and 64 percent of renters agree that owning a home provides a healthy and stable environment for raising a family. More than three-fourths of homeowners (77 percent) and 55 percent of renters believe homeownership helps them meet long-term financial goals, while 70 percent of homeowners and 48 percent of renters believe it helps them realize the American Dream.

Nearly all homeowners (95 percent) and 72 percent of renters say that over a period of years, it makes more sense to own a home than rent. If they had to move in the next six months, 82 percent of homeowners and 50 percent of renters say they would prefer to buy a house. A majority of current homeowners (88 percent) say their ownership experience has been positive or very positive, while only 51 percent of renters have had positive experiences with renting.

More than six out of 10 renters say they are at least somewhat likely to purchase a home in the future, and 24 percent are extremely likely to do so. Nearly three-fourths of young adult renters (74 percent) say they are likely to buy a home at some point in the future, while 43 percent of renters plan to purchase a home in the next three to five years. Many renters cite several obstacles to homeownership, however, such as a lack of money for a down payment and closing costs, finding a home that is affordable and job security.

Thinking about remodeling, but don’t know which projects will give you the most bang for your buck? Check out the results of the latest “Cost vs. Value” report by Remodeling magazine.

One surprising — but fairly easy —change is to replace the garage door, which on average costs $1,291. According to the report, more than 80 percent of the cost is recouped during a resale. Other renovations and remodels worth their price tag include a steel entry door replacement (102.1 percent cost recouped), a minor kitchen remodel (72.8 percent cost recouped) and replacing wooden windows (72.4 percent cost recouped).

For upscale projects, replacing fibercement siding reaps 80 percent of the initial cost, while replacing vinyl windows recoups just more than 70 percent of the initial cost. Big renovations you might think are worth it, but aren’t: master suite additions (52.7 percent of cost recouped), an additional bathroom (53 percent cost recouped) and a home office remodel (45.8 percent cost recouped).

The data from the past seven years show a downward trend in the overall cost-to-value ratio, which began with eroding home prices and a rise in construction costs, but is now largely due to a drop in resale values.

So what’s the bottom line? The report suggests that in terms of remodeling, it’s most profitable to concentrate on the exterior of the home than the interior.

The holidays are filled with traditions, but there’s one you’d probably rather skip: the holiday cleanup. Consider these tips to make the daunting holiday purge seem as fleeting as the season.

Wondering what to do with all those leftover holiday catalogs? Rip ’em up and use the shredded pages to pack away delicate ornaments and other holiday decorations safely and securely. If the tissue paper from all those gifts is too wrinkled to reuse, line boxes with it to keep your most precious items intact until next year.

Use clear plastic cases to store decorations, while the backsides of old greeting cards make good labels to identify what’s in each box.

And what about storing all those extension cords and strings of lights? Wrap them around a gift wrap or paper towel roll to prevent tangling; bag and label with their corresponding extension cords so you know exactly what light goes where.

Do the same for garlands. Consider you avoid stuffing boxes with unrelated holiday knick-knacks. And last, invest in a tree bag to keep pine needles from spilling onto your living room rug or foyer floor. Before taking the tree out of its stand, remove excess water with a turkey baster to ensure that the floor stays dry.

The holiday season may be the most wonderful time of the year for many families, but for hospital emergency rooms, it is one of the busiest. KidsHealth.org offers some tips for protecting little ones from both common and unexpected holiday dangers.

Mistletoe, holly, poinsettias and other plants used as holiday decorations may be beautiful to look at, but they can be potentially poisonous and should be kept out of reach of kids. Symptoms of plant poisoning include rashes, nausea, vomiting and diarrhea. “Bubble lights” also can be toxic if a child drinks the fluid from more than one light, even if the lights are labeled non-toxic, and snow sprays can be harmful if the aerosol propellants are used improperly. If a child has been poisoned or harmed, immediately call a doctor.

Choking and swallowing small objects is another potential hazard. Tree ornaments, light bulbs, icicles, tinsel and small toys can be tempting for kids to play with, but these items can block airway passages if swallowed. The general rule of thumb is that if an item is small enough to fit in the mouths of babies and toddlers, it’s too small to play with.

Some holiday trees have sharp needles that can cause painful cuts in the mouth and throat when swallowed. Also, keep breakable ornaments out of kids’ reach, or keep them off the tree altogether until children are older. If one does break, clean up the broken glass immediately.

Secure your tree in a sturdy stand so it won’t get knocked over by kids or pets, and keep it away from all heat sources, such as electrical outlets, radiators and portable space heaters. Unplug all indoor and outdoor lights and extinguish all candles before going to bed.

Before you put up holiday decorations, check smoke detectors to make sure they work properly. In the event of a fire, have an emergency evacuation plan in place. By practicing these simple safety tips, you and your loved ones can enjoy many holiday celebrations for years to come.

Indoor pollution sources that release gases or particles into the air are the primary cause of indoor air quality problems in homes. These three strategies from the Environmental Protection Agency will help improve air quality in your home.

Source control. The most effective way to improve indoor air quality is to eliminate individual sources of pollution or to reduce their emissions. For example, areas that contain asbestos can be sealed off or enclosed, and gas stoves can be adjusted to decrease their emissions.

Improved ventilation. Heating and cooling systems don’t usually bring fresh air into your home. To increase the amount of outdoor air that comes inside, open windows and doors, operate window or attic fans when the weather permits, or run a window air conditioner with the vent control open. And save pollutant-emitting activities like painting, sanding, soldering or welding for outside.

Air cleaners. There are many types and sizes of air cleaners on the market, from relatively inexpensive tabletop models to sophisticated and expensive whole-house systems. Some air cleaners are highly effective at particle removal, while others are much less so. In general, air cleaners are not designed to remove gaseous pollutants.

For a simpler solution, try a plant. Although it has not been scientifically proven, there is some evidence that household plants can help remove significant quantities of pollutants from the air in your home. But be careful: overwatering plants can be detrimental to your home’s air quality — damp soil can promote the growth of microorganisms.

Electricity. It’son your mind every month when it’s time to pay the bill and when you come home to find that porch light still on after a weekend away. But keeping electrical maintenance top of mind can help you save on your electric bill, keep the kids safe and conserve energy. Here are a few things to consider.

In addition to stowing cords away from pets and children, keep a close eye on appliances that generate heat, such as computers, televisions and dryers. Don’t drape anything flammable over these items. Check cords regularly for frays, cracks or kinks and use tape or twist ties to keep cords in place rather than securing them with nails or staples. Covered cords generate heat, so try to avoid covering cords beneath flammable materials such as rugs.

Consider hiring a licensed electrical contractor to evaluate your electrical systems, including fuse boxes and home electric meters to be sure they’re up to date. And be sure to ask for tips about possible energy-saving investments.

Try to maintain control over how much electricity your household is using. It’s cliché, but turning off lights and appliances after use will greatly decrease your electric bill. And try running your dryer at night, if at all. Curbing your hot water use is another way to cut electricity costs; wash clothes in cold water when you can.

Finally, consider plugging all computer, TV and DVD components into one power strip and get into the habit of turning it off when not in use. It might seem like a hassle, but it’s an easy way to save energy and money.

Walls are a blank canvas for creating an inviting space and showing off personality, and although homeowners’ tastes vary widely, there are a few general ideas and guidelines to consider when deciding how to make the best use of your walls.

Sconces are a great way to add light and style to a room. They should be placed about six feet above the floor, and if there are two or more, be sure to place them evenly to provide balanced sources of lighting. If the sconce is merely an accent to an already decorated wall, choose a simple design and a smaller sconce, rather than upstaging what’s already there.

If art is your wall decoration of choice, it’s important to decide on a style before choosing the paintings or photos. More traditional decorators might go for landscapes or gardens, while those with contemporary taste might lean toward bold, bright colors. A little quirky? Think about framing old records or vintage movie posters instead of ready-made pieces. Be sure the size of the framed pieces complements the furniture in the room — wall art shouldn’t compete. A room with minimal furniture can have large art, but if the room already has big, ornate pieces of furniture, keep the art minimal.

Play with groupings of framed pieces. Experts suggest combining odd numbers such as three or five in a row or a square block of nine small prints. Be sure the pieces are similar in color and theme, and take time to choose a neutral colored frame.

MISTAKEN IDENTITY

More than 8 million people were victims of identity theft in 2007, according to Privacy Rights Clearinghouse. Most people know the basic prevention measures, such as committing passwords and PIN numbers to memory and shredding credit card receipts. But there are other habits that can help you prevent fraudulent activity.

Check your mail often. Identity thieves often take pre-approved credit card offers and sign up for a new card to use without your knowledge. Be sure to shred these.

Reduce the number of credit and debit cards in your wallet; if possible, carry only one debit card for bank withdrawals and one credit card for other purchases. Use a credit card rather than a debit card while shopping online. You’re better protected because credit accounts are more often monitored for unusual charges and offer quicker ways to freeze and replace cards than banks. Keep a list of all credit and bank card numbers and expiration dates, as well as banking account information in a secure place, such as a locked safe in your home.

When ordering new checks, make the trip to the bank to pick them up rather than having them delivered. When you are waiting for a new credit card to be delivered, be sure to call the issuer if it hasn’t arrived within the promised amount of time to ensure it hasn’t been stolen.

Paying bills the old-fashioned way? Park the car and deliver mail inside the post office rather than the outside box. Neighborhood mailboxes aren’t monitored as closely and could be broken into, leaving your checks open to alterations by a thief.

HOME DESIGN TURNOFFS

Before putting your home up for sale, it pays to take a good look around. Is your home décor out of date? Will it appeal to prospective buyers, or send them running out the door?

Barbara Ballinger, architecture coach and columnist for the Style, Staged and Sold blog, says that while vintage features may appeal to some buyers, they could cost you a sale. Here are a few designs that could turn off potential buyers.

· Excessively bold or dark paint or tile colors, such as deep plum or jet black

· Walls painted with lacquered or high-gloss finish, faux- and sponge-painted walls, and wallpaper

· Worn, cracked laminate countertops and backsplashes

· Outdated bathrooms with small sinks, short toilets, squat bathtubs and tight shower spaces

UNDER LOCK AND KEY

While many homeowners say home security is a priority, they may not be taking the necessary precautions with their keys and locks. A recent survey by Kwikset, which manufactures locks and hardware for residential homes, finds that 47 percent of homeowners did not change or re-key their locks when they first moved in to their home, and nearly one-third have never changed or rekeyed their locks. More than half of homeowners surveyed also say they routinely loan house keys to friends or contractors, increasing the chance that the keys could fall into the wrong hands and be copied. Home security experts at American Lock and Key offer several tips to help you secure access to your home.

· Don’t hide keys in obvious places, such as under an exterior floor mat or a planter. Most burglars know the most common places to hide keys. If you must hide them, keep keys stored in a secured key box.

· Keep keys separate from your address, so if they are ever lost or stolen, no one can identify where they belong.

· Immediately change or re-key the locks when you move to a new home. A locksmith may charge $40 to $100 or more to re-key locks or, if you prefer to do it yourself, re-key kits are available at hardware stores for less than $20.

· Keep garage doors secure, especially those that connect to the house from inside the garage and doors leading to the garage from outside. Use a padlock to secure the inside of the garage door.

· Keep windows locked, especially on the home’s lower level where they can be an attractive target for criminals.

NO MORE TANGLES

Tired of heading to the computer room every time you want to look something up? A wireless network can offer a solution. Even if you’re not fluent in tech-speak, setting up a network is easy. If your computer isn’t already outfitted with wireless capabilities (most newer models are), there’s an easy fix: desktops need a USB wireless adapter; laptops need a wireless card. If your desktop is already using all of its available USB ports, you can buy a hub that plugs into the computer, leaving open ports on the hub that are still connected.

Once you begin to set up the network, there are a few things to keep in mind. First, it’s best to purchase a wireless router versus a wireless access point. Access points let one user access a single network, while routers allow for more than one computer to access the same network using one IP address that is provided to connected computers. Another key difference between a router and an access point is that routers include firewall technology for better network security.

When choosing a router, pay attention to the letter after the speed (it’ll be “a,” “b,” “g,” or “n,” in order alphabetically from oldest to newest). Though “n” is the newest choice, the better choice may be “g” if you don’t have the latest computer model. If not fully compatible, you might experience a lag in service.

If you live in a large home rather than an apartment, you may want to purchase a signal booster. It will increase the strength of the base station, improving wireless connections throughout the home. If you choose to go without a signal booster, choose a central location for the router, such as the living room or den, where you would most likely use your computer.

Be sure to secure your network with passwords and network names that are difficult to guess. If possible, enable settings to WPA (Wi-Fi Protected Access) encryption versus WEP (Wired Equivalency Privacy), which offers better protection from would-be hackers.

Transportation costs are an important — and often overlooked — factor when consumers consider moving to a new home. According to the Center for Neighborhood Technology, suburban households with little or no access to public transportation spend up to 32 percent of their income on transportation costs, while households in walkable areas with greater access to public transportation spend as little as 12 percent.

The website Walk Score has launched several tools to help consumers gauge the proximity of public transportation to a selected address, their commuting options and associated costs. The resulting Transit Score (www.walkscore.com/transit-score.php) rates an address on a scale of zero to 100 to indicate how well it is served by public transportation. Transit Score is currently available in 30 cities, including Boston, Chicago, Los Angeles, San Francisco, Seattle and Washington, D.C.

Custom commute reports give consumers a summary of commuting options for a specific location, such as driving, biking or walking, the estimated time it would take to arrive at that address and a list of nearby public transit stops and routes. By entering a few pieces of information, the transportation costs calculator generates an estimated monthly amount that consumers can expect to pay for housing and transportation.

Helping Unemployed Homeowners

Unemployed homeowners who are struggling to pay their mortgage may be eligible to receive financial assistance through two new federal foreclosure-prevention programs facilitated by the U.S. Treasury Department and the U.S. Department of Housing and Urban Development (HUD). The Treasury Department has made $2 billion of additional assistance available through the Housing Finance Agency’s (HFA) Hardest Hit Fund to help homeowners who are struggling to make their mortgage payments due to unemployment.

HUD also announced a $1 billion Emergency Homeowners Loan Program to assist homeowners who are at risk of foreclosure and have experienced reduced income due to job loss, underemployment or a medical condition for up to 24 months.

To qualify for this program, borrowers must meet the following criteria:

· They are at least three months delinquent on their mortgage payments and have a reasonable likelihood of being able to resume repayment within two years.

· The mortgage must be for the borrower’s principal residence.

· Borrowers may not own a second home.

· Borrowers must demonstrate a good payment record prior to the event that produced the loss of income.

Seventeen states and the District of Columbia which had an unemployment rate at or above the national average over the past 12 months are eligible to receive assistance under the Hardest Hit Fund. States will use the funds to develop programs that provide temporary mortgage assistance to eligible homeowners while they continue to seek employment or get job training. Eligible states include: Alabama, California, Florida, Georgia, Illinois, Indiana, Kentucky, Michigan, Mississippi, Nevada, New Jersey, North Carolina, Ohio, Oregon, Rhode Island, South Carolina, Tennessee and Washington, D.C.

· Before the event, prepare and practice your greeting, ice breakers and elevator speech. Your greeting should be a simple statement introducing who you are and what you do. Your ice breakers should be relevant to the function and/or the people who will be there. Your elevator speech should be about 7-15 seconds long and encourage people to want to talk with you more. Practicing these in advance is so important.

· Dress the part. Most functions will give you a good idea about what to wear. It is also a good idea to speak with the host or other attendees who have been before to exchange ideas of what to wear. Make sure to research the function thoroughly to make sure you are not missing something, ie. formal wear, walking shoes, a hat, etc.

· Just before the event accumulate things to talk about. “Small Talk” topics can be found in the local newspapers, trade publications and People Magazine to name a few. Small talk is fabulous and is the bridge between the ice breaker and that career elevating connection.

· Wear a name badge. Almost every town and city has an engraver who can make you your own personal name badge. There are also many companies on the internet that can do this as well. Your name badge should clearly have your name and affiliations on it. It should be worn appropriately on the right side so that it is easy to read when shaking hands.

· When at the function, be in the moment. Participate in two-way conversations maintaining eye contact. Don’t be scanning the room with your eyes for “bigger fish to fry” as this will be construed as discourteous, unprofessional and impersonal. You only have one chance to make a first impression. Human nature will judge you by this first impression and set the tone for future contacts. Make it count.

· Invite others to join in on your conversations. Acting as the gracious host will win you many kudos. By making the introductions the introducer gains status and clout. Practice being the moderator. Ask specific questions to let others shine and feel good about themselves. You will be remembered.

· Bring and pass out your business cards. It is strongly recommended to have your photo on your business card so that those you meet will remember you later. Have a place to keep all of the cards you will collect. The easiest way to get a business card is to offer a card. Always make a note on the back of the card collected as to where you met or specifics of the conversation.

· Practice “mirroring” the body language of those around you. If they are sitting then sit. If they are leaning forward then lean forward, too. If they have their hands on the table then… you get the picture. People feel most comfortable with those most like them.

· Follow up immediately after the function send an e-mail to those you met with a little note and your V-card contact info. It is also a good suggestion to send everyone a hand written thank you/nice to meet you card in the mail as well. It is a good idea to do this for the host and presenters, too.

· Do Not drink too much at the function. No one wants to be remembered as that obnoxious drunk person who… Remember my golden rule; whatever happens at a meeting/event/convention will become public information.

The information you can learn and share is insurmountable. The connections and friendships made can take you through a lifetime. With a little planning and preparing, the benefits of the function will be amazing. Afterwards you will find your confidence in yourself will have gone up dramatically.

Hiring a professional to conduct a home energy audit is a great way to determine how much energy your home consumes and what you can do to make it more efficient — but it also can be expensive. You can, however, easily conduct your own. Use the following guidelines from the U.S. Department of Energy and keep a checklist of areas you inspect and problems you find.

Air leaks. You might be able to save 5 percent to 30 percent a year on your energy bills by finding and fixing leaks. Start by checking for obvious leaks. Inspect windows and doors. If you can rattle them, chances are there’s an air leak. Caulking or weather stripping is an easy fix. Also check to see if air flows through less-obvious places such as baseboards and electrical outlets. Then head outside the house to inspect all areas where two different building materials meet: where siding and chimneys meet and where the foundation and the bottom of exterior brick or siding meet. Plug and caulk any holes you find and seal other cracks with appropriate materials.

Insulation. Check the attic hatch to see if it is as heavily insulated as the attic, is weather-stripped and closes tightly. In the attic, determine whether openings for items such as pipes, ductwork and chimneys are sealed. Seal any gaps with an expanding foam caulk or other permanent sealant. Also check to see if you have a vapor barrier under the attic insulation. If not, paint the interior ceilings with vapor barrier paint to reduce the amount of water vapor that could pass through the ceiling.

Heating and cooling equipment. Check to see if it’s more than 15 years old. If so, you might want to consider switching to a newer model. Also check your ductwork for dirt streaks; these indicate an air leak and will need to be sealed with a duct mastic.
Lighting. Check the wattage of your lightbulbs. You might be using a 100-watt bulb when you could be using a 60-watt. Consider switching to compact fluorescent lamps for lights that are on for hours at a time.

2) Attach a gas shut off key to your gas meter, and water meter.
3) A Pry-Bar. (Gloves, Eye Protection, Dusk Mask, Helmet, hard sole shoes, to protect your feet from glass, nails and other debris.)
4) Two way family communication radios.
5) Have a place and practice your escape plan from your home or apartment. If you live in a 2 story complex or home, may want to buy a portable Fire Escape Ladder???
6) Teach your small children how to and when to dial, 911.
7) A family first aid kit, know how to use the item’s, within it.
8) A whistle for each family member.
9) Try to maintain a full tank of fuel, in your car or truck.
10) Keep cash on hand.
11) Copies of very important paper’s (documents’).

Some of this information, you will see repeated, it is to get you thinking about what you, your family and friends need to be working on. This is very useful information. Just a few reminders to assist your family and friends in getting your Disaster Supply Kit together. Read all of the enclosed information. Take action, now. Disaster’s, such as earthquakes, power outages, and in the winter month’s there is flooding, mudslides, and in the summer, there are wild land fires.

Keep a full tank of gas. Keep some cash on hand and a Cell phone vehicle charger. Keep an emergency supply kit in your car and office. Blankets, drinking water, you should carry a small bottle of water with you at all times, especially if you are taking medication. Non-perishable food!!! You should keep a flash light handy.

Another friendly reminder:
Be sure to check your vehicle’s head lights and tail lights, to see that they are working. If one or more are not working, the police will stop you. Also keep handy, vehicle registration, proof of auto insurance, and of course your driver’s license. Be sure you have your seat belt on, wait for the Officer to ask you for the above items, before removing your seat belt.

Actions for Emergency Preparedness

i Make a Plan.

Planning ahead is the first step to a calmer and more assured disaster response.

1) Talk. Discuss with your family the disasters that can happen where you live. Establish responsibilities for each member of your household and plan to work together as a team. Designate alternates in case someone is absent.
2) Plan. Choose two places to meet after a disaster:
-right outside your home in case of a sudden emergency such as a fire
-Outside your neighborhood, in case you cannot return home or are asked to evacuate your neighborhood.
3) Learn. Each adult in your household should learn how and when to turn off utilities such ac electricity, water and gas. Ask someone at the fire department to show you how to use the fire extinguisher you store in your home.
4) Check supplies. Review your disaster supplies and replace water and food every six months.
5) Tell. Let everyone in the household know where emergency contact information is kept. Make copies for everyone to carry with them. Be sure to include an out of area contact. It may be easier to call out of the area if local phone lines are overloaded or out of service. Keep the information updated.
6) Practice. Practice evacuating your home twice a year. Drive your planned evacuation route and plot alternate routes on a map in case main roads are impassable or grid locked. Practice earthquake, tornado and fire drills at home, school and work.
7) Sheltering in Place. Chemical or airborne hazards require a spherical response called sheltering in place. If local officials advise you to shelter in place:
- close and lock all windows and exterior doors.
- turn off all fans, heating and air conditioning systems
- close the fireplace damper
-get your disaster supplies kit out and make sure the radio is working
-go to an interior room without windows that is above ground level
-using duct tape, seal all cracks around the door and any vents in the room
-listen to your radio or television for further instructions. Local officials may call for evacuation in specific areas.

II. Get a Kit
Store enough supplies for everyone in your household for at least three days. Include any necessary items for infants, seniors and people with disabilities in your kit. Store your disaster supplies in a sturdy but easy to carry container. Keep a smaller version of the kit in your vehicle.

1) Water. Have at least one gallon, per person, per day.
2) Food. Pack non perishable, high, protein items, including energy bars, ready to eat soup, peanut butter, etc. Select foods that require no refrigeration, preparation or cooking, and little or no water.
3) Flashlight. Include extra batteries.
4) First aid kit. Pack a reference guide.
5) Medications. Don’t forget prescription and nonprescription items.
6) Battery operated radio. Include extra batteries.
7) Tools. A wrench to turn off gas if necessary, manual can opener, screwdriver, hammer, pliers, knife, duct tape, plastic sheeting and garbage bags and ties.
8) Clothing. Provide a change of clothes for everyone, including sturdy shoes and gloves.
9) Personal items. Remember eyeglasses or contact lenses and solution; copies of important papers, including identification cards, insurance policies, birth certificates, passports, etc; and comfort items such as toys and books.
10) Sanitary supplies. You’ll want toilet paper, towelettes, feminine supplies, personal hygiene items, bleach, etc.
11) Money. Have cash.
12) Contact information. Carry a current list of family phone numbers and email addresses, including someone out of the area who may be easier to reach if local phone lines are out of service or overloaded.
13) Pet supplies. Include food, water, leash, litter box or plastic bags, tags, any medications, and vaccination information.
14) Map. Consider marking an evacuation route on it from your local area.

III. Be Informed
Learning basic First Aid and CPR/AED skills can give you the confidence and ability to help anyone in your family, community and at work in the event of an emergency.
When a major disaster or local emergency occurs your life can change in an instant. Loved ones can be hurt and emergency response can be delayed. You can acquire the knowledge and skills necessary to recognize and provide basic but critical care for injuries and sudden illnesses, including the use of an automated external defibrillator (AED) for victims of sudden cardiac arrest, until EMS arrive. You can do this! Three critical steps to help you act in an emergency:
-Check the scene for safety and the victim for life threatening conditions
-Call 911 or your local emergency number and request professional assistance.
-Care for the victim until emergency assistance arrives.

Actions to take when disasters occur: During and after an Earthquake DROP, COVER and HOLD ON.

If you are indoors: Drop to the floor, take cover under a piece of heavy furniture, cover your head, and hold on to the furniture with your other hand
If you are outdoors: Move into the open, away from buildings, lights trees and utility wires
Following an Earthquake:
Be prepared for aftershocks
In case of a fire, take action quickly:
-Always plan two escape routes from every room
-If a fire occurs and you are behind a closed door, feel the door before you open it. If the door is hot, find another way out.
-If you must exit through smoke, drop to the floor and crawl: get out as fast as you can
-Once you are out, STAY OUT- never go back into a burning building
-If you cannot escape safely, go to a window and signal for help

Take steps to prepare for a Pandemic: Practice Healthy Hygiene
-Clean hands often- Wash with soap and water or with hand sanitizer
-Cover mouth and nose when you sneeze or cough and wash hands afterwards
-Keep hands away from face
-If you are sick, stay home and avoid contact with others.
Prepare at Home
Determine what supplies you will need to provide care at home
Stock up now
-Reduce your need to go out during a local flu pandemic by stocking extra food, water and supplies at home
-If you do get sick and have extra supplies on hand, you will help reduce the spread of pandemic flu by staying home

The following are recommended and suggested things you may want to do and get. Again everyone has different needs- please keep that in mind as you look over the list.

Here is what you can do to be prepared:
1) Two-way family radios with charger
2) Portable radio with spare batteries, lantern do not forget to check the batteries periodically
3) Put away some money, consider keeping small bills, such as ones, fives, tens and twenties
4) Plan what to do with your pets. They depend upon you. Remember service animals are the only animals allowed in shelters. You should identify the hotels and motels that will allow animals, and locate animal boarding facilities, that might accept your pets
5) Make an emergency plan for yourself and your family. Meet with your neighbors too. Make sure that you have provided emergency contact information to those who will need it, choose a person that everyone will telephone in case you are separated. Consider selecting someone who lives outside the immediate area, to increase the chances that telephone calls can get through. Always try to carry the number with you. Establish a phone tree to relay important emergency information to family and friends. Local phone lines may be down, this allows an out of town relative or friend to know and relay information about the where abouts and health of your entire family.
6) Those of us that have school age children, know what your schools emergency plans are and their procedures for releasing your children, and have a designated meeting place.
7) Basic planning will save you and your family time and energy should a disaster strike. A few moments of planning today will pay off should you ever need to enact your personal emergency preparedness plan. Have a family meeting so that everyone knows the plan; this includes your children!
8) Keep the gas tank full of fuel, if you have a car. Gas stations maybe closed and you may have to drive a distance to get out of the affected area
9) Cell phone charger
10) Heavy work shoes or boots, socks, rain gear
11) Fire Extinguisher 3-A-10-BC for home and car. You should know how to use it, before you have to use it!!
12) Keep a supply of essentials ready, you should rotate supplies every six months to keep them fresh
13) Water, plan on 1 Gallon per person per day. You should store enough water to last 7 full days.
14) Nonperishable packaged foods that can be eaten cold—Do not forget the manual can opener
15) A small BBQ grill for cooking and warming—do not forget the charcoal’s and lighter fluid
16) Matches—keep them in a water tight container or plastic bag
17) Spare reading and sun glasses
18) EXTRA MEDICATIONS
19) If you are asked to evacuate, take your pocket book or wallet, car keys (You may want to put a Hide a Key), spare car key on your car
20) Avoid passing out unsubstantiated information and rumors
21) Comply quickly and calmly with instruction you may receive.

23) Blankets and sleeping bags and other items that may keep you warm—gloves, etc

Kitchen Heat

Stainless steel appliances. Granite countertops. Not long ago, these were the hottest kitchen features. But now they’re expected and practically come standard. What are the next major trends to keep an eye on?

According to a recent National Kitchen and Bath Association survey of more than 200 kitchen designers, cherry and maple cabinets, quartzite countertops and custom-paneled appliances are hot. Where oak cabinets were once the must-have, more than 75 percent of survey participants now report using cherry and maple, followed by paints and exotic woods. And although nearly all designers believe stainless steel is still the most popular appliance finish, 77 percent say that custom paneling on appliances is becoming more common. Granite is still the most frequently used countertop material, but 65 percent of designers report using more quartzite, another durable stone material.

One thing that hasn’t changed is the trend toward bigger, more open kitchens that accommodate more than one cook and serve as more than just a place to cook. In incorporating these bigger kitchens, the traditional “work triangle” — the path between the refrigerator, food prep area and cooking area — is being replaced with work zones. As kitchens get bigger and even more functional, it seems certain that a trend toward specialization will grow as well.

A Lending Hand

Home renovations can be daunting, but financing them doesn’t need to be. Homebuyers considering a fixer-upper and homeowners thinking about doing major rehab work might want to consider an FHA 203K loan.

Often called rehab or renovation loans, 203K loans differ from traditional mortgage loans. Buyers who want to purchase a home in need of repair usually have to secure a loan to buy the property, get additional financing to complete the renovation and then get a permanent mortgage to pay off the interim loans. 203K loans, however, are made based on the after-repair value and include an escrow account, in which the money is dispersed in draws as the necessary renovations are being completed.

Renovation loans can be used in three ways: to purchase an existing home (and the land attached to it) and renovate it; to pay off existing debt on a current residence and renovate it; or to purchase an existing property and move it to a new piece of land. The types of improvements allowed on 203K loans are extensive — painting, room additions, decks, bathroom and kitchen remodels, and even going green. Luxury items and improvements are generally not eligible.

Homebuyers need to work closely with their REALTOR® as well as a contractor to get a detailed statement about the extent and general cost of the rehab work and the expected market value of the property after the completion of the work. Learning From Our Neighbors

Our economic situation seems to be all we are hearing about in the media today. It can tend to be a little over whelming. In speaking with a colleague of mine, Victoria Bosa, the other day about the situation in her country, Ukraine, she told me that:

“The current financial and political situation in Ukraine is still in decline.
More than 35% of real estate companies went bankrupt, almost no transactions on
real estate market, though some experts say the market is getting better
comparing with Autumn and Winter. It's difficult to predict what will happen in
2009 though... The only good... Read More thing is that it is good time to
buy, but there is no mortgage and people can't get their deposits back from the
banks, so no cash to buy. My opinion the real estate market will be, so to say,
"dead" until the banks start working in their normal standard way.”

People are resilient and will work through this. There are some who will come out of this in much a much better position. We as human beings have the ability to look within ourselves and make the changes needed. We will survive and persevere and some will thieve. In my studies of the Ukrainian people, I have found they have been through many atrocities and yet they always come back, stronger. Their national pride and quest for wisdom is something I admire.

We have a lot to learn from our neighbors and a lot to share with each other. During these troubling times it is good to know that we can thrive with the help and networking of good people around us. There are incredible opportunities to be found.

Internet, What's All The Buzz...

Here are my thoughts on how to easily and at no/little cost make the internet work for you.

1. Facebook- go to www.facebook.com and set up a facebook account. Once you are in and registered then let me know and I will send you a link to mine. You can see how I have mine set up and do the same. Facebook is a wonderful social networking tool. You can create a perception of what you want fairly easily. You can also connect with potential new clients. Be careful on facebook of the weirdoes. Don’t be afraid to remove anyone as a friend if they are inappropriate or just don’t fit the profile of the consumer/friend that you want to target.
2. LinkedIn- go to www.LinkedIn.com and set up an account similar to your facebook one but this is more of a professional business site. I would suggest to use this one to connect with everyone else who is involved with your industry, like other sales people, suppliers, management and professional colleagues. Keep your clients on facebook and you sales partners on linkedin. This way no one can go and try to steal your clients. Once you become established on facebook, people will try all sorts of devious ways to access your friends list, ie. your client base.
3. Blog- Create a blog on www.blogger.com. Set up a gmail.com account so you can create a blog for free. (Or several) You can set this up easily and post your thoughts, testimonies, etc. It is important to set up your information because it shows up on the side column of the blog. It is pretty easy to do and you can always contact me for help. Once you have your blog looking how you want it then ask everyone you know to look at it and give their helpful thoughts.
4. E-mail- You should create additional e-mail accounts to keep your correspondence separated between family, friends, business, clients, etc. We have over eight e-mail addresses.
5. Learn and utilize Microsoft Outlook as you client and contact database management software. Put all of your clients and contacts into this and categorize them appropriately. Sync this with your PDA. I strongly suggest to take a class or get some training on this. My Dell computers that came with Microsoft Office have good tutorials built in to them.
6. Time blocking- You should set up your week and time block all of the activities that you know you need to do to be successful. All of this internet stuff is great but unless you manage your time and take care of the 20% that makes you 80% of your income, you’ll go crazy.

The above are all free and will take a little time. The learning curve is pretty fast and you can always ask for help. I find it to be very time effective and it allows me to greatly increase my effectiveness with more clients. When you are ready to take it to another level then we can talk about websites. There are three types; one for name presence and recognition, one that when done properly will generate sales without you and the third (which I do not recommend) is for personal ego. Ego sites can be very costly and usually turn off the client looking for quick information.

Web addresses can be bought at www.godaddy.com for as little as 10 dollars and can be hosted at www.websightdesign.com for $100-150 per year. The building of them can be expensive that is why I bought DreamWeaver software so that my Intern Assistants can build them here in my office. It is pretty easy to build a simple site like one of mine. We did them all here. Otherwise I would suggest contacting Alex Paine at WebSiteDesign. Not only does he have some template sites at reasonable prices but the company has excellent integrity and great advice. I have all of my websites hosted with Alex.

Warm Welcome

In many parts of the country, temperatures are dropping — and heating bills are rising. But there are things you can do to keep warm and lower your heating costs. Consider these tips from the U.S. Department of Energy:

Take advantage of heat from the sun. During the day, open curtains on windows with southern exposure toallow sunlight to naturally heat your home.

Cover drafty windows. Use a heavy-duty, clear plastic sheet on a frame or tape clear plastic film to the inside of your window frames. Make sure the plastic is sealed tightly.

Adjust the temperature. When you’re home and awake, set your thermostat as low as is comfortable; when you’re asleep or out of the house, turn your thermostat back 10 to 15 degrees for eight hours.

Find and seal leaks. Seal air leaks around utility cut-throughs for pipes, gaps around chimneys and recessed lights in insulated ceilings, and unfinished spaces behind cupboards and closets.

Reduce heat loss from the fireplace. Keep your fireplace damper closed unless a fire is burning. When you use the fireplace, open dampers in the bottom of the firebox or the nearest window slightly (approximately 1 inch) and close doors leading into the room.

Lower water heating costs. Water heating can account for 14 percent to 25 percent of the energy consumed in your home. Turn down the temperature of your water heater to the warm setting (120°F).

Extra Credit

You know that your credit score is one of your most precious resources — a good score can open doors and save you money. But what if your score got a little bruised amid the recent credit crunch? Don’t fret. Max out your credit rating with these tips for repairing the damage.

Order your credit reports from the top three credit bureaus — Equifax, Trans-Union and Experian. It’s likely that each is slightly different. Creditors aren’t required to report to all three credit bureaus, so they typically report only to the credit bureau to which they also subscribe.

Examine your reports carefully. Nearly every consumer has an error on at least one credit report from one of the major credit bureaus. Carefully look for everything from typing errors, outdated and incomplete information to inaccurate account histories. Make a thorough list of items you want to dispute and why.

Dispute. You can either complete the dispute form provided with your credit report or write a letter. Clearly identify each mistake, and state why it’s wrong. Send a photocopy of your credit report with the mistakes circled to the reporting credit bureau. Include copies of supporting documents.

Document, document, document. Keep copies and records of all the forms, letters and documentation you send to the credit bureaus, plus the dates you sent them. The credit bureau must investigate any relevant dispute within 30 days of receiving your letter. Any item that is not verified by a creditor is removed.

Safety Patrol

As the weather outside gets frightful in some parts of the country, heading indoors sounds delightful. But staying warm inside is not without its hazards. According to the National Fire Prevention Association (NFPA), heating equipment is the leading cause of home fires during December, January and February. Portable and space heaters can be especially dangerous. To make sure you and your family stay safe and warm this winter, consider these tips from NFPA:

· When buying a new space heater, make sure it carries the mark of an independent testing laboratory and is legal for use in your community.
· Plug your electric-powered space heater into an outlet with sufficient capacity — never into an extension cord.
· Use the proper grade of the proper fuel for your liquid-fueled space heater, and never use gasoline in any heater not approved for gasoline use. Refuel only in a well-ventilated area and when the equipment is cool.
· Turn off space heaters in unoccupied rooms and when you go to bed; portable space heaters are easy to knock over in the dark.
· Do not use your oven to heat your home.
· Make sure fuel-burning equipment is vented to the outside, that the venting is kept clear and unobstructed and that the exit point is properly sealed around the vent. All of these measures keep deadly carbon monoxide from building up in the home.
· Test smoke alarms monthly; install a carbon monoxide alarm in a central location outside each sleeping area.
· Inspect all heating equipment annually and clean as necessary.

Tips on Holiday Tipping

There are no hard and fast rules on holiday tipping, experts say. How much to tip, or whether to tip at all, depends on several factors, including the quality and frequency of service, the relationship you have with the provider, how long they have worked for you, where you live (since amounts can be higher in large cities), and your budget.

The Emily Post Institute offers the following guidelines for holiday tipping, but also advises consumers to let common sense and the holiday spirit be your guide. If financial circumstances limit what you can give, a handwritten note is always appropriate.

Babysitter – One evening’s pay, plus a small gift from your child
Barber/Hair stylist – Cost of one haircut or a gift
Child’s teacher – Check the school’s policy. If allowed, give a small token gift of appreciation, not cash
Day care providers – $25 to $70 each, plus a small gift from your child for providers who give direct care to your child(ren)
Dog walker – One week’s pay or a gift
Personal fitness trainer – Up to the cost of one session
Housekeeper/maid service – Up to one week’s pay or a gift
Doorman – $15 to $80
Garage attendant – $10 to $30 each

Are You Ready?

For many, the holidays can be an emotionally distressful time. Some psychologists even associate this time of year with the highest amount of distress and depression. So what is it about the change in weather, overwhelming bombardment of commercial ads to buy buy buy, ending of the year with thoughts of all those things we just didn’t get around to, shorter daylight hours, kids with colds and traffic traffic traffic that can bring us down during these most festive of holiday times? Wow, that’s a lot for anyone’s plate. I find these tips below helpful to ease the distress level back to a manageable stress level and assist motivating good tidings.

· Look towards your Faith- Take a moment and reconnect with your spirituality. What is this season truly about? This is a great time to build those habits of faith formation that will carry us through the rest of the year.
· Plan a realistic schedule with enough balance for work, family needs and yourself. Sleep is very important during this season. Some will even go to the extent of time blocking just for the holidays.
· If you will be driving or traveling, plan extra time for the traffic, road conditions, parking and packing.
· Keep a close watch on eating and especially drinking. No one wants to be remembered as the one who “got so drunk” at the Holiday Party. Over eating and eating rich or unaccustomed foods can drastically change how your body responds.
· Airborne- Taking Airborne or a good vitamin supplement daily as well as washing your hands will help keep those nasty little colds at bay. Especially when we are in contact with more people than normal through traveling, shopping, office parties, etc.
· Hug those that are important to us. Let them know they are loved and give them a chance to love you back. We are not alone. We have our communities. And communities build love.
· Always remember that we can only control the choices we make for ourselves. The consequences of our choices are ours to keep. When things feel like they are slipping out of control I remember the words of Reinhold Niebuhr,

“God grant me the serenity to accept the things I cannot change; and the courage to change the things I can; and the wisdom to know the difference.”

Holiday Fire Safty Tips

‘Tis the season to deck the halls, but don’t forget to keep fire safety in mind. According to the U.S. Fire Administration, fires that occur during the holiday season claim the lives of more than 400 people, injure 1,650 people or more, and cause over $990 million in damage each year. Follow these tips to prevent holiday fires.
Select a fresh tree. Needles should be green and attached firmly to the branches, and they should not break if the tree is freshly cut. Don’t place the tree near a heat source, such as a heat vent or fireplace. Keep the tree stand filled with water to keep it moist, and don’t leave the tree up longer than two weeks. When it becomes dry, discard it immediately.
Inspect holiday lights each year. Check for frayed wires and burned out bulbs before putting the lights on the tree. Connect strings of lights to an extension cord before plugging the cord into the outlet. Periodically check the wires to make sure they are not warm to the touch. Link no more than three light strands, don’t overload the electrical outlets, and don’t leave lights on unattended.
Use nonflammable decorations. Keep decorations away from heat vents or fireplaces. Avoid putting wrapping paper in a fireplace, which can throw off dangerous sparks and cause a large fire. Artificial or metallic trees should be flame retardant.
Avoid using lit candles. But if you do use them, make sure their holders are stable, and place them where they won’t be easily knocked down. Never leave the house with candles burning. Don’t go near a Christmas tree with an open flame (candle, match or lighter).
Most important, install smoke alarms on every level of your home and test them monthly. The holiday season can add extra stress to most everyone's lives. Take care of what is important and share in the wonderous of the season.

Typically, the holiday season is a time for reflecting on what was accomplished over the past year and to take a look ahead to what our goals and resolutions will be for the New Year. We have a fresh slate from which to paint the perfect picture of what we want the new year to bring. Having a healthy, loving and passionate relationship is a goal for many of us. How Do I Help My Child Become An A+ Student?

Is your middle school or high school aged child not reaching his or her true academic potential? Do you believe your child’s performance in school does not measure up to his or her true aptitude?

Does your son or daughter spend inordinate amounts of time on websites such as My Space or YouTube instead of studying? Many parents are surprised when the report card arrives and the grades are significantly below where the student should be performing. But do parents really know how much time after school is actually spent studying and how much time is wasted in chat rooms or on teenage web sites? Not only are these sites time wasters, they are also potentially very dangerous as has been documented in all forms of the media.

Procrastination through the use of teenage chat rooms, complaining about the teacher, or saying there is “no homework” can often clearly be viewed as a child’s cry for help. There are several signs to look for when parents are trying to determine whether their child could benefit from extra help from a teacher or tutor. Signs to look for would be:

· Child does not bring home all books and binders from school or brings very small amounts of work home with them. Even if there is “no homework,” the A+ students always studies their class notes in order to prepare for upcoming tests or quizzes.
· Child often makes comments such as, “The teacher just really doesn’t like me,” or “I just don’t get along with this particular teacher.” The A+ students often seek help from teachers whether they like them or not.
· Child’s backpack is highly unorganized and full of loose papers. The A+ students usually have one binder for each subject and use dividers to organize loose papers, tests and homework.
· Child spends excessive time in room after school on the computer for reasons other than schoolwork. The A+ students always know to finish their homework and study time first and save recreational time for the weekends.
· Child does not keep an up to date calendar to record all homework assignments, long term projects and upcoming tests or quizzes. Child may keep a calendar, but it is only partially filled in or not filled in at all. The A+ students always record their daily assignments in an organized fashion and all dates are filled in with accurate information.

A good tutor often provides immeasurable support for the student who underperforms for any of the above reasons. A good tutor not only acts as a motivator and role model, but is also very good at teaching time management skills, organization and test taking strategies.

When interviewing a tutor, it is a good idea to find out how many years of experience the tutor has and exactly which subject areas he or she specializes in. For example when looking for a Geometry tutor, ask how many students the tutor has worked with in Geometry and how recently they have tutored Geometry. Some tutors may say they can tutor math, but haven’t had much experience with a certain grade level or are out of practice in a particular area. One great question a parent asked in an interview was, “Is there any subject you are not comfortable tutoring?” This forces the tutor to look at his or her strengths and weaknesses.

Fireplaces have irresistible appeal. Just picturing a fireplace conjures feelings of warmth and coziness. Even in warmer climates where people don’t rely on them for heat, fireplaces add charm, character and value — about $12,000 per fireplace, according to the National Association oF REAlTORS ® — to homes. They lend ambiance to just about any room, and with so many varieties and options available, it’s easy to see why people want them.

If you don’t have a fireplace in your home, it’s easier than you might think to add one — without undergoing a complete remodel or major construction. Gas and electric models are more popular and in some states are the only ones allowed. They are also more affordable than ever and easy to install. And with so many options for every space and budget, the hardest part is choosing one that best suits your needs.

If you do have a fireplace in your home, whether it’s the wood-burning, gas or electric variety, the most important factor is maintenance. Like cars, fireplaces need annual tune-ups. If you have a chimney-based fireplace — traditional wood-burning or top-vent gas — you should have a certified chimney sweep inspect and clean the chimney at least once a year or after approximately 80 fires. It’s also a good idea to have a certified service technician come out once a year to inspect other types of gas fireplaces and to replace bulbs on electric units.

Build Your Own Gym

Trying to chose those New Year's resolutions but don't have time to get to the gym? Consider a home gym. The equipment that you'll need will depend on the interests, fitness levels and goals of the people who will be using it. For good all-around fitness, a treadmill, stationary bike or elliptical trainer are top choices and can accommodate a range of fitness levels.

For strength training, a good set of free weights (i.e., dumbbells and resistance bands) can be stored easily and provide a vast selection of exercises. If you have more space (and more money), consider a weight machine. The number one rule here is that you get what you pay for. High-quality equipment that works reliably after several years of heavy use can't be manufactured cheaply.

Used equipment can be a smart option, as long as you know what to look for. The less risky option is to purchase from a dealer who can give you some kind of guarantee.

Now, the question is where to put your home gym. You'll need to consider space using the following criteria:

· no low ceilings, or obstacles that can be hit if lifting weights
· a secure, non-slip floor (also, avoid having weights in an upstairs room)
· good lighting and a fresh airflow
· organized and tidy electrical cables and pipes; a power supply for music or air conditioning · at least as much open space as equipment space.

Away for the Holidays? Protect your Home

If you are planing to go out of town for the holidays, here are some good tips to protect your home...

A burglary occurs every 15 seconds in America, according to the FBI’s Crime in the United States Report. A majority of these crimes take place in the summer months when many homeowners are on vacation. Follow these steps to protect your home while you’re away, so you can rest easy and enjoy your vacation.

Find a friend or relative to house-sit. This is the best option. Having someone in your home is the best way to deter potential thieves. Just be sure that it is someone you trust, and who is familiar and comfortable with your home.

Lock all doors and windows. If a house sitter is not a possibility, the first and most important step to securing your home is to lock every door and window in the house. Don’t forget about small attic or basement windows. Also secure the garage door and any garage windows.

Use timers on your lights. Automatic timers simulate occupancy by turning lights and other appliances (i.e. televisions or radios) on and off at random intervals during the day and evening. These are available at most hardware stores and cost approximately $20.

Don’t close all your drapes. It sounds like bad advice, but drapes that are closed shut during daylight hours are a sure sign to potential burglars that you’re not home. It also allows them to move around your home unseen after they enter.

Rely on your neighbors. Make sure that you find someone to pick up your mail while you’re away. If you’re going to be gone more than a week, find someone to mow your lawn. Also, be sure to give a trusted neighbor a key to your home and your itinerary in case of emergency

Check out these top technology trends for homes, according to the Custom Electronic Design & Installation Association:

· A home theater or media room. A home theater is a room dedicated solely to the viewing of movies and programs, designed with top sound quality in mind. A media room is incorporated in a home's living space and is a multipurpose room where a homeowner can watch television, read a book or play a game. Home theaters can run anywhere from $15,000 to $150,000 or more, depending on the components.
· Home health-care products and installation. As the population ages, there's more demand for health-care products that take advantage of the latest technology. Patient-monitoring systems can allow a caregiver to check up on an elderly loved one from afar. Biometric monitoring devices can keep constant watch on a patient's vital signs.
· Media Center Edition (MCE) computers. This audio/visual computer can help manage a home's various media sources, providing such features as surround-sound processing, as well as access to Internet radio and the one-touch recording of TV shows.

Prevent Holiday Theft

'Tis the season for holiday shopping, but it's also the season for holiday thievery. The Identity Theft Resource Center (ITRC) in San Diego, Calif., estimates that 15 million people are victims of identity theft every year. The not-for-profit group reports that it gets more calls about lost and stolen wallets and purses during the holiday season than at any other time of the year. To make sure identity theft does not spoil your holidays, the ITRC has several tips for safeguarding your personal data.

Never share your social security or credit card numbers in a public environment. Instead of verbally sharing requested sensitive information, write it down for the clerk, then take the slip of paper home with you. Also when talking on your cell phone in public, don't give any personal information over the phone.

Keep store receipts in your wallet, not inside the bag with your purchase.

Carry only what you need when shopping, and make sure to keep purses, backpacks and bags zipped or fastened shut to deter pickpockets.

Use debit cards judiciously or leave them at home - they are a direct link to your bank account. By using credit cards instead, you can review the billing statement afterward and dispute any suspected fraudulent activity.

When shopping online, print out the Web page describing the item(s) you ordered, as well as any e-mail messages and contact information for the online seller. Do a Google search on the seller regarding complaints. Call the seller direct and make sure there is actually someone who will answer the phone.

Do not provide your social security number, birth date or mother's maiden name in an e-mail or within a Web site.

Make sure the latest anti-virus software is installed on your computer before shopping online.

Fill'er Up

Coming from a Gas Company family, here are some helpful tips for filling up:

Only buy or fill up your car or truck in the early morning when the ground temperature is still cold. Remember that all service stations have their storage tanks buried below ground. The colder the ground the more dense the gasoline, when it gets warmer gasoline expands, so buying in the afternoon or in the evening....your gallon is not exactly a gallon.

In the petroleum business, the specific gravity and the temperature of the gasoline, diesel and jet fuel, ethanol and other petroleum products plays an important role. A 1-degree rise in temperature is a big deal for this business. But the service stations do not have temperature compensation at the pumps.

When you're filling up do not squeeze the trigger of the nozzle to a fast mode. If you look you will see that the trigger usually has three (3) stages: low, middle, and high. In slow mode you should be pumping on low speed, thereby minimizing the vapors that are created while you are pumping. All hoses at the pump have a vapor return. If you are pumping on the fast rate, some of the liquid that goes to your tank becomes vapor. Those vapors are being sucked up and back into the underground storage tank so you're getting less worth for your money.

One of the most important tips is to fill up when your gas tank is HALF FULL or HALF EMPTY. The reason for this is, the more gas you have in your tank the less air occupying its empty space. Gasoline evaporates faster than you can imagine. Gasoline storage tanks have an internal floating roof. This roof serves as zero clearance between the gas and the atmosphere, so it minimizes the evaporation.

Another reminder. If there is a gasoline truck pumping into the storage tanks when you stop to buy gas, DO NOT fill up--most likely the gasoline is being stirred up as the gas is being delivered, and you might pick up some of the dirt that normally settles on the bottom.

Hope this will help you get the most value for your money. Being a REALTOR, I have to watch carefully my expenses and my fuel costs for my Rover are becoming astronomical. See you at the pumps... or not?

Professional/Social Networking on the Net

I use LinkedIn as my professional networking. I invite all of my clients to join. I also invite colleagues other than those who are in my selling area. I keep my profile looking like a top notch résumé and send it to prospective clients. Many people will search for my name on Google and Yahoo. LinkedIn helps to add more presence to the results.

I also use Facebook for my social network. It is fun and lets you see what your friends and clients are doing on a personal level. Your past clients will like it too as they can see what you are up to and feel somewhat connected to you.

I tie everything together, my websites, blogs, social and professional networks. On the signature portion of all my e-mails you will notice that I place links for people to join me. I recommend reading the books, “Buzz Marketing” and “How to Work a Room”. With a little effort you can become the Maven of you circle, The go-to person who is always called first.

Cabinet Meeting

When it comes to increasing the value of your home, modernizing a kitchen can return 80 percent to 130 percent of your investment, according to the National Kitchen and Bath Association. But many homeowners think improving the kitchen has to come with a hefty price tag. Not necessarily.

Cabinets are often the first thing people notice about a kitchen. Cabinets are also one of the easiest and most affordable kitchen features to update. And in most cases, you don’t need to replace them. Just take a close look at your existing cabinet doors. Are they beyond repair, or do they still look good, but just a little outdated?

If they’re still in good shape, simply sanding and applying a fresh coat of paint can make a huge difference. Take everything out of the cabinets and scrub them with a cleaner. Lightly sand down the wax, veneer, polish or previous paint, then fix any cracks or breaks with putty. Brush on primer paint and add any paint color, pattern or stencil you’d like.

New hardware can also add flair to otherwise outdated cabinets. Cabinet knobs, pulls and hinges come in all shapes and sizes, including antique copper, iron, aged bronze, polished brass, glass, stainless steel and more. But before purchasing any new hardware, carefully measure your existing hardware. Jot down sizes and the spaces between screws, which will eliminate the need to drill new holes in the cabinets.

If replacement is the only option, modular cabinets, available at most home improvement stores, can be an affordable alternative. You can save even more money if you install them yourself.
